P&Z approves reducing density of subdivision

During its regular Feb. 02, 2017 meeting, the Forney Planning and Zoning Commission met and (this is the preliminary report, subject to change):


  • Held Public Hearings -

    • Approved an Ordinance amending Planned Development Ordinance No. 0904 (Villas of Mustang Place), as amended by Ordinance No. 13-21, by amending the concept plan and development standards to allow for single-family detached residential uses.
      Mr. Morgan briefed the board, this property is N & W of Kroger, currently approved with 3,500 sq. ft. lots, developer wants to increase SF lot size to 6,000. This will decrease the number of lots from 171 to 117. Property owners were notified, no responses were received.
      The only public input was from the developer, Jim Bell - market conditions are responsible for the request.

    • Approved Ordinance amending the Comprehensive Zoning Ordinance by adding development standards for assisted living facility, nursing home, retirement home and similar senior residential uses.
      Mr. Morgan briefed the board - basically, current zoning is not sufficient for this use. Staff wanted to add standards aimed at senior facilities, visited facilities in other cities.

  • Approved a final plat for the Forney Public Storage Addition, located north of E. Broad Street and west of Regal Drive.
  • Approved a final plat for a residential subdivision identified as Grayhawk Addition, Phase Three.
  • Adjourned at 7:00.
